A comparative market analysis performed by a REALTOR, or CMA, it is an evaluation of a home's MARKET PRICE based on local trends of properties that have SOLD in the recent months on the local MLS.  It will cover information such as:

  • How much homes similar to yours have sold on the local MLS service in the past 6 to 8 months or marketing cycle and in a close proximy to your home that will be for  sale.
  • How long these homes were on the MLS market before they sold.
  • What your "competition" in the MLS will be if you go on the market immediately.
