What Is An Appraisal
An appraisal is the act or process of estimating value, for a fee by a certified appraiser that is either completing or has already accumulated the necessary skills to develop an opinion of value. An appraiser bases his/her opinion on research in the market, the assemblage of pertinent data and the application of appropriate analytical techniques. When these activities are combined with the with the appraiser's knowledge, experience and professional judgment, the result is an opinion that carries considerable weight in the marketplace. This differs from a Comparative Market Analysis that a residential real estate agent provides to set the initial price of your home. The appraisal is much more precise and accurate to the marketplace.
